Buyers who don’t work with an agent.

Perhaps you drive around by yourself, calling from signs when a home that is for sale catches your eye.  After all you don’t want to waste anyone’s time and certainly don’t want some agent bugging you.  If you set an appointment with a Realtor they will go over what you are looking for in a new home.  A Realtor should be able to save you time and money.  How many homes have you called on that aren’t in your price range or don’t have the features that you are looking for?  Some people think they will get a better deal by calling the listing agent.  Don’t count on it!  Keep in mind a Realtor can monitor the new listings and notify you when a home becomes available that meets your requirements.  They can also let you know if there are price reductions on homes that may have been out of your price range. Buyers who don’t get pre-qualified!

A lot of potential buyers who I talk to want to look at real estate but haven’t
taken the time to get pre-qualified.  It is imperative that you talk to a mortgage specialist 
particularly with the our current market.  I know that many times people don’t want to be locked in, aren’t really sure about moving yet, or don’t want to bother anyone until they are serious.  We all get that.  We have been home buyers too!  There is nothing more frustrating than looking at property, falling in love with it, and finding out you need to look at homes in a different price range. Buyers sometimes look at properties to high or to low!    I have had clients that have spent months looking in the wrong price range and once we start looking at what they can afford, find a home right away!  In addition, getting a mortgage has changed.  We can’t do the things we could a few years ago.  If you talk to a mortgage company you won’t be locked in but they will give you some pointers on what you can and can’t do. Buyers who are afraid of buying now.

The current housing market has made many people fearful of making a decision.  They are afraid the market may go down more, and it could!  Keep in mind most of the people who are in trouble didn’t put any money down on their home, or pulled all the equity out.  When they needed to sell they drove the market down because they had no equity.  Which makes this is one of the best times to buy we have seen in years!  Interest rates are low, prices are low and one of the best tax credits I’ve ever seen is currently being offered.  If you are buying a home to live in several years you should make out like a champ.  Buying a home is not a short term investment. It never was! It’s not a revolving charge either.
